YOUR RESPONSIBILITIES AS A LANDLORD
If you are renting out your property to tenants, and your property is fitted with gas appliances, you have several responsibilities as set out by local safety codes and regulations. These responsibilities include routine maintenance, regular gas safety checks, and record keeping.
GAS SAFETY CHECKS
In addition to regular maintenance, you’ll need to schedule annual gas safety checks. We conduct safety checks to the letter and inspect all parts of your heating system, including fittings and heating components.
PLUMBING & HEATING MAINTENANCE
You must schedule routine maintenance by a Gas Safe registered contractor to ensure that all flues, appliances, and pipework are safe. The appliance manufacturers, as well as local legislation, list all maintenance requirements.
If you use our maintenance service, we will service your gas appliances once per year, unless we advise you otherwise for safety reasons. For example, your appliances may be obsolete and have higher maintenance requirements.
YOUR OFFICIAL RECORDS
After the completion of a maintenance service or safety check, you have 28 days to provide your tenants with the gas safety certificate and record. If you are in the process of hiring your property to new tenants, you’ll have to furnish them with the certificate before they move in.
Landlords of rental property must keep a record of a safety check for 24 months after the inspection.
If your tenant has purchased and installed a gas appliance in your property on their own accord, you don’t have the responsibility to arrange for a gas safety inspection. However, you still have to arrange a safety inspection for secondary systems, for example, the pipework.
Finally, make sure that your tenants know where they can turn off the gas supply in the case of an emergency.
